By default, renting a condominium by the night (under 30 days) is treated as hotel-type business under Thailand's Hotel Act B.E. 2547 and is restricted for condos by Section 17/1 of the Condominium Act — with real penalties reported since enforcement tightened in 2025–2026. The commonly cited exemption is residential leasing of 30 days or longer.
